Dear Carl and the board- I've been trying to figure out what other
owners are doing to retrieve some value for their investment. What is
being done to reimburse owners for loss of use or rental income? We
have been told that - even as late as this January- our unit won't be
available this year. Do we have any recourse?

How can we express our gratitude for all you do to keep us informed. It
is most appreciated!!
I too remember something about insurance covering lose of rental income.
Our premiums even went up (included in our maintenance fees) of $300 to
over $600 now with excluding the pools diving board, slide, etc. Paying
more for less. We are in favor of getting an attorney as well as
notifying the State Insurance Commission if necessary, for possible
insurance fraud. How else would you explain the management trying to
avoid you. (They have something to hide). Much of the units were just
recently done over, drying should be tried first before throwing out
stuff that works..I hope by now you have heard from other board members
and that they are in agreement with the procedure to even notify the
newspapers and bringing it to the authorities attention. Our unit is for
October, by then it should be available to us, if its just a matter of
drying out the place and cleaning up the mold. Will they be letting
"Owners" in as the units become available? Why are we being told we
can't come on the Island when we are "owners" and pay FL taxes on these
units? Let us know what we can do to bring these concerns to light and
how to get action quickly so at least, some of us, can use our units
this year, if not all but the severly damaged. If its not 100% perfect,
and not a health hazard, hopefully the owners will understand and extend
grace, as long as the long term goal is to bring the grounds and
property back to its original state. As long as we see management trying
and working hard for our interests, it just might work. But if there is
a scandle involved and mismanagement of monies, insurance fraud, etc. we
are in favor of punishing the "criminals". For some of us, this is the
only vacation we get in a year. So to miss out on it would not be so "ho
hum". As far as cleaning up trees, etc., nature has a way of "airing
out" dense foilage, hopefully it will come back in time for us to enjoy
once again! Please feel free to pass this email along to anyone who
might be interested in furthering our cause to get us up and running
efficiently, economically, smoothly and honestly

We just received a DVD we ordered on the hurricane. The news helicopter
stopped right over Casa Ybel as it was filming.

The news reporter commented on how the storm did significant damage to some
buildings but no damage to buildings right next door. These comments were
made regarding the 2-bedroom units vs. the one-bedroom units and two-bedroom
units vs. Thistle Lodge. Some comments on this site suggest (or even
accuse) Hilton of fixing the one-bedroom units more quickly since they make
more money off them. From what I saw on the DVD last night, it appears that
the real situation was that the lack of damage made the one-bedroom units
immediately usable. I saw extensive roof damage (and therefore probably a
lot of internal water damage) to my unit (146) which will likely make it
unusable for some time.

It's unfortunate that we are so quick to accuse and question motives -
especially when we don't have all the information.

Just some thoughts.

It must have been the same aeriel films we had posted on this web site the first week after the hurricane. The films were from local news sources, Tv stations and the News Press.

The one bedroom units are the oldest at Casa Ybel, and seem to have the strongest roofs. Each unit, all 52 weeks are owned by individuals that lease them through our Hospitality front office. Buildings A, B, C, D, E on west part of Casa Ybel, see map on this web site. They were built before the start of timeshare ( now buildings F, G, H, I, J, K.) all 2 bedroom units.

Hi Carl.
Tried to call you but you are out and about.
I called to Casaybel on Friday and spoke directly with Tim?
He stated that they had just made the decision to not open the resort
until March.
What gives?I have read all the memos and we seem to be going nowhere.
How about a lawyers letter re: our expectations and their
responsibilities to us as owners.
How about no fees being paid until some issues become far clearer to the
masses.
Can you walk the resort and give an assessment of what and when?
