Hi Carl:

I just heard on the taped announcement for Casa Ybel that they have sent out
notices to owners up to week 16 and on another announcement by the Board,
that units cannot be used up until and including week 19?? Since we have
no idea from this end what is happening, I wonder if you could let me know
if this is true. I do have my week on the Casa Ybel site for rent,
however, at this point I don't know if that is even feasible as the time
line is closing in on us. We own week 20.

Having just returned from Sanibel [NOT able to stay at Casa Ybel] and
having been able to use the beach at Casa Ybel I must tell you how dismayed
I am with what appears to be a lack of accomplishment taking place. The
latest phone message blames some of this on difficulty in getting materials
as well as workers.. I saw very few workers present on the days I was there
yet other places were swarming with workers. Other places, smaller in size
and perhaps 'smaller managers'' were up and running and had no vacancy
signs. What gives? It makes one think that Hilton is stonewalling,
especially when all the units in units 100-140 are completely useable. I am
now beginning to be concerned with my weeks in 2006 when I consider the rate
of progress taking place.

We have rented thru you for the past 10 years & have been owners @ Casa Ybel for 21 years . 180H wk15,155F wks14&15,&1432F wk13.

We went down to see our units on 4/16 to 4/21 & were very disappointed. Prior, we had received word that the units would be ready on 3/18 or 3/25/05.on our visit these units won’t be ready for at least the middle of June, if then. Why have we fallen so far behind ? Was it slow judgment on our board to react to the damage thru our insurance & thus no contractors were in line or what?? A lot of money has been paid by condo owners from sept04 till june05.

What happens to the moneys appropriated for maintenance, linens, cleaners & landscapers that has not been needed due to construction?? Are taxes for destroyed properties being reduced until repaired?? Pls. Help me with your best answers or opinions, since you are the only person that I expect to get a honest answer.

I thank you for past & present interest in Casa Ybel.

Hi Carl, People may put you down to vote their proxies, but you would
only be voting on items that come up at the meeting, not for election or
the waiver of statutory funding of reserves. The ballot/proxy states
that specifically " . . . other than the items listed above,". That
would include voting to approve the minutes and the budget.

Carl, I'm sure you are sharing the information you received in the
minutes of the Board's telephone conference meeting on March 10th, (I
believe you were in the meeting, and have received a draft of the
minutes) as follows: "The annual meeting had previously been scheduled
for Monday, April 25, 2005, and it was originally thought that the units
would be ready for occupancy the middle of March. Re-opening has been
postponed, and we are now being told that we won't be open for occupancy
until the end of April (Friday, April 29th). This was not known until
just recently. Ms. Dettery did not want to have an annual meeting when
owners would not be in residence."

At the time the meeting was rescheduled, it was anticipated that the
units WOULD be open, and owners would be able to attend. Because all of
the voting materials have to be mailed to owners a month in advance, to
give them time to respond, by the time we found out that the opening
date was moved back again, it was too late to reschedule the meeting.
We do regret that owners will not be in their units that week, but hope
that all owners who are in the area that day will come to Casa Ybel for
the meeting.
